LEGAL TERMS
CANCELLATION & REFUNDS

To maintain the highest level of availability for all our guests, Red Rock Waterside maintains a strict cancellation policy.

All reservations are non-refundable. No cancellation results in a refund of any deposit or payment. Cancellations that meet the notice requirements below receive a reservation credit toward a future stay.

Short-term stays (less than one month): Written notice at least 30 days before your scheduled arrival date qualifies for reservation credit.
Long-term stays (one month or more): Written notice at least 90 days before your scheduled arrival date qualifies for reservation credit.
Late cancellations, no-shows, and early departures: Reservations cancelled after the applicable deadline, guests who do not arrive, and guests who depart before the end of their reserved stay forfeit all amounts paid. No credit is issued.

Reservation credit is valid for one year from the date of cancellation and may be applied to any future stay at Red Rock Waterside, subject to availability at the time of rebooking. Credit is issued to the guest named on the original reservation, is not transferable, and has no cash value. Unused credit expires at the end of the one-year period and cannot be extended or reissued.

BEFORE ARRIVAL
RECREATIONAL VEHICLE PRE-REGISTRATION

Guests planning to bring a golf cart, side-by-side, UTV, ATV, or e-bike must declare the vehicle at the time of reservation and complete the Recreational Vehicle Use Agreement & Waiver before arrival.

Section 2
THE RED ROCK VISUAL STANDARD

Site cleanliness
Your site must remain uncluttered. Outdoor appliances such as refrigerators and freezers, and indoor furniture used outside, are prohibited.

Trash disposal
To maintain a pristine environment and deter wildlife, outdoor trash cans must have secure, latching lids. Open bins and loose bags left on the ground are prohibited. Empty your site's trash regularly into the designated community dumpsters.

Repairs & washing
Major vehicle repairs, oil changes, and fluid flushes are prohibited. Mobile RV washing is permitted only by pre-approved vendors using their own water supply.

Section 3
VEHICLES, BOATS & TRAFFIC

SAFETY

SPEED LIMIT — 10 MPH PROPERTY-WIDE

A strict 10 MPH limit is enforced property-wide for all motorized vehicles, including trucks, RVs, golf carts, side-by-sides, UTVs, ATVs, and e-bikes.
5 MPH in the General Store area, the front-gate area, near children's play areas, and within 50 feet of any pedestrian or pet.
Violations are grounds for immediate revocation of vehicle privileges and/or eviction.

Parking

Each site is limited to one (1) RV and one (1) tow or personal vehicle. Do not park on empty sites, in the grass, or protruding into roadways. Additional vehicles must be approved, marked, and parked in designated areas.

GOLF CARTS, LSVS & NEVS

Personal golf carts and street-legal Low-Speed Vehicles are welcome, with the following requirements.

All operators must hold a valid driver's license and be at least 16 years old.
Maximum occupancy is manufacturer-rated seating only. No riding on tailgates, beds, fenders, hoods, roofs, or laps.
Headlights, taillights, and brake lights are required between dusk and dawn. Carts not factory-equipped with lights must be retrofitted before operating after dark.
Gas-powered carts may not be operated between 10:00 PM and 7:00 AM.
Proof of liability insurance (minimum 100/300/50) and a signed Recreational Vehicle Use Agreement & Waiver are required.
A Red Rock-issued permit decal must be visible on the cart at all times during your stay.
Charging is permitted only at your own site, using a properly rated, GFCI-protected cord. Cords may not cross roadways or walkways.

SIDE-BY-SIDES, UTVS & ATVS

Side-by-sides, dirt bikes, and ATVs are welcome, with the following requirements.

SAFETY

You're welcome to drive through the resort. Keep to walking-pace speeds, stay on paved roads and your assigned site, and yield to pedestrians at all times. Revving engines, spinning tires, and aggressive riding are prohibited, and quiet hours apply throughout the park. Headlights are required after dark.

All operators must hold a valid driver's license and be at least 16 years old.
All operators and passengers under 18 must wear DOT-approved helmets (Arizona state law).
Seatbelts must be worn at all times when the vehicle is in motion. Doors and side nets must be closed and latched.
Headlights, taillights, and a rear reflector are required between dusk and dawn.
Aftermarket light bars must be angled downward and switched off within 200 feet of another vehicle or pedestrian.
Proof of liability insurance (minimum $300,000 combined single limit) and a signed Recreational Vehicle Use Agreement & Waiver are required before operation on Resort property.
Vehicles must display a current Arizona OHV decal or equivalent out-of-state street-legal registration.
A Red Rock-issued permit decal must be visible at all times during your stay.
Spark arrestors are required on any internal-combustion ATV or UTV.
Trailering — load and unload only at your assigned site or the designated staging area near the front gate. Do not block roadways while trailering.

E-BIKES

Class 1 and Class 2 e-bikes (top assisted speed 20 MPH) are welcome on all Resort roads.
Class 3 e-bikes (top assisted speed 28 MPH) are welcome but must be operated at or below the 10 MPH Resort speed limit. Throttle or assist above 20 MPH is prohibited anywhere on Resort property.
Operators must be at least 14 years old. Operators under 18 must wear a CPSC-certified bicycle helmet at all times when in motion.
A white front headlight and a red rear light or reflector are required between dusk and dawn (Arizona state law).
The manufacturer's class label must be visible on the bike (A.R.S. § 28-819).
No riding on sidewalks, dock surfaces, or pedestrian pathways.
Battery charging at your own site only — never unattended overnight in awnings, tents, or under canopies, due to fire risk.

SAFETY

AFTER DARK — LIGHTS REQUIRED ON EVERY VEHICLE

Red Rock Waterside has limited overhead lighting throughout the resort. Every motorized recreational vehicle — golf cart, UTV, ATV, e-bike, or scooter — must operate with functioning headlights and taillights from 30 minutes before sunset until 30 minutes after sunrise, and any time visibility is reduced by rain, dust, or low light.
Pedestrians on resort roads after dark must carry a flashlight or wear reflective gear. Reflective vests, clip-on rechargeable lights, and rear blinkers are available at the General Store.
Operating an unlit vehicle after dark is grounds for immediate revocation of vehicle privileges.

AT CHECK-IN

RESORT PERMIT REQUIRED — ALL RECREATIONAL VEHICLES

Every motorized recreational vehicle (golf cart, UTV, ATV, e-bike, scooter) must display a current Red Rock-issued permit.
Permits are non-transferable.

BOAT LAUNCH & MOORING

The private boat launch is for registered guests and valid day pass holders only.
To prevent bottlenecks, please limit launch ramp occupancy to 15 minutes.
Watercraft may not be tied to trees or light poles.
All boat trailers and flatbeds must be parked in designated overflow parking, not on your RV site.

Section 4
COMMUNITY CONDUCT & SAFETY

SAFETY

QUIET HOURS — 10:00 PM TO 7:00 AM

All outdoor music, outdoor TVs, and loud socializing must cease at 10:00 PM.
Internal-combustion golf carts, UTVs, and ATVs may not be operated during quiet hours except in an emergency.
Keep voices low to respect your neighbors. A late-night fire must remain quiet, continuously attended, and fully extinguished before you retire for the night.

Curfew

For their safety, all minors under 18 must be at their registered site by 11:00 PM unless accompanied by an adult.

Alcohol, smoking & drugs

Arizona state law applies throughout the property. Open container laws apply to anyone operating a motorized vehicle, including golf carts, UTVs, ATVs, and e-bikes.

Prohibited items

Firearms, lethal weapons, and fireworks of any kind are strictly prohibited on Red Rock Waterside property.

SAFETY

PET POLICY

We welcome a maximum of two (2) dogs per site.
For the safety of our guests, aggressive breeds — including but not limited to Pit Bull Terriers (including American Pit Bull Terriers, American Staffordshire Terriers, and Staffordshire Bull Terriers), Rottweilers, Doberman Pinschers, German Shepherds, Chow Chows, Akitas, Alaskan Malamutes & Siberian Huskies, Wolf-Hybrids (any wolf-dog cross), Presa Canarios, Great Danes, Mastiffs (all varieties, including Bullmastiffs and Cane Corsos) — are prohibited.
We maintain a zero-tolerance policy for aggressive behavior. This includes, but is not limited to, unprovoked growling, lunging, snapping, biting, or showing teeth toward humans or other animals.
All pets must be kept on a physical, secure hand-held leash (maximum 6 feet in length) at all times when outside of your RV or Park Model. Pets are not permitted to roam free, be left unattended outside, or be tied up on a tether/run while you are away from your site. Waste must be picked up immediately.
Constant, excessive, or disruptive barking, whining, or howling—either inside or outside your rig—disturbs your neighbors. Guests must take immediate action to quiet their pet.
Red Rock Waterside management reserves the right to determine what constitutes disruptive or dangerous pet behavior. Any dog displaying aggressive behavior, excessive barking, or roaming off-leash will result in the immediate eviction of the pet and its owners from the resort. In the event of an eviction due to a pet policy violation, no refunds, credits, or proration of site fees will be issued for any unused portion of your reservation.
Certified service animals are welcome in accordance with the Americans with Disabilities Act.

REPORT EVERY INCIDENT — IMMEDIATELY

Any collision, injury, property damage, fire, or near-miss must be reported to Red Rock staff immediately, regardless of severity.
Call (928) 227-5527 or proceed to the front gate. Do not leave the scene of an incident.
Photograph the scene if it is safe to do so, and exchange information with anyone involved.

Section 5
ENFORCEMENT & LIABILITY

We are committed to providing a safe, premium, and uninterrupted experience. To protect this standard, our enforcement policy is non-negotiable.

The warning

First-time, minor infractions result in a single, documented verbal or written warning from our team.

Immediate eviction

A second violation of any rule — or any single instance of aggressive behavior, public intoxication, severe noise disruption, or reckless driving — will result in immediate eviction.

Loss of vehicle privileges

Operating a recreational vehicle without required insurance, a valid permit, a licensed operator, or required lighting after dark will result in immediate revocation of vehicle privileges for the remainder of your stay, with no refund of permit fees. Serious or repeated violations will result in eviction.

LEGAL TERMS

NO REFUNDS UPON EVICTION

Guests evicted for violating the Red Rock Standard forfeit the remainder of their reservation and will not receive a refund of any kind.

BEFORE ARRIVAL

RECREATIONAL VEHICLE INSURANCE REQUIRED

Guests bringing any motorized recreational vehicle — golf cart, side-by-side, UTV, ATV, e-bike, or scooter — must provide current proof of liability insurance and sign the Recreational Vehicle Use Agreement & Waiver before that vehicle may be operated on Resort property.

LEGAL TERMS

ASSUMPTION OF RISK & LIABILITY WAIVER

Red Rock Waterside is a recreational resort situated on Lake Havasu, with active boating, swimming, off-road, and motorized vehicle use throughout the property. Guests and their visitors acknowledge that activities at the resort — including but not limited to swimming, boating, use of the lakefront and beach area, operation of and presence near motorized recreational vehicles (golf carts, side-by-sides, UTVs, ATVs, e-bikes, and similar), and use of all amenities — involve inherent risks of bodily injury, permanent disability, death, and property damage, including risks arising from limited overhead lighting at night and from the negligent acts of other guests.

By booking a stay, by entering the property as a visitor, and by operating or riding in any motorized recreational vehicle on Resort property, guests and visitors knowingly and voluntarily assume all such risks and agree to release, waive, and hold harmless Red Rock Waterside, LLC, its owners, members, managers, officers, employees, contractors, agents, and affiliates from any and all claims, damages, costs, and liabilities arising from personal injury, theft, vandalism, or property damage during their stay, including claims arising from the ordinary negligence of the released parties, to the maximum extent permitted by Arizona law.

Guests further agree to indemnify and hold harmless the released parties from any third-party claim arising out of the guest's own activities or those of the guest's family members, invitees, or pets at the resort. Guests bringing motorized recreational vehicles agree to the additional terms set forth in the Recreational Vehicle Use Agreement & Waiver, signed at check-in.

Welcome to your ultimate Lake Havasu RV and Vacation Resort. To protect the premium experience, safety, and visual standard of Red Rock Waterside, all guests and visitors agree to the following policies. Red Rock Waterside reserves the right to enforce these guidelines with a zero-tolerance approach, up to and including immediate eviction from the premises.

Section 1
ARRIVAL, DEPARTURE & RESERVATIONS

Check-in & check-out
Check-in begins at 2:00 PM. Check-out is strictly 11:00 AM. Late check-outs must be pre-approved by the Front Desk and may incur a fee.

Site occupancy & gatherings
Site rates include up to 2 adults and 4 children. Maximum overnight occupancy is six (6) people per site. Daytime visitors and neighborly gatherings are welcome, provided they do not encroach on neighboring sites, block roadways, or disrupt the peace of the community.

Visitor day passes
All non-registered visitors must check in at the Front Desk on arrival to obtain a Day Pass. Day passes start at $35 per day, with holiday and peak event rates applying during high-demand weekends. Day passes include access to the boat launch and designated guest parking.

No subleasing or residency
Red Rock Waterside is a recreational resort. Registered guests may not sublease their RV site or rented residence to a third party. Sites may not be used for commercial business or primary residency. This does not apply to established Red Rock Residence owners renting out their privately owned units.
